New Construction Inspection

A new construction inspection examines different aspects of a home being constructed. This helps to avoid long-term issues that can easily compound into larger issues if unnoticed or left unaddressed. A new construction inspection provided by our inspectors at Erie Inspection Service can include up to four inspections depending on your needs. Theses inspections include:

A new foundation for a home

Foundation Inspection

A foundation inspection is one of the first inspections performed during this process. This foundation inspection is usually performed during the construction process after the foundation is completed and before it is backfilled. During a foundation inspection, our inspectors check the structure and foundation components for the proper installation of footers, foundation walls, waterproofing membrane, and the footer tile system.

Pre-Drywall Inspection

A pre-drywall inspection is typically the second inspection performed during the construction process and is done before the drywall and insulation is installed in the home. During this pre-drywall inspection, we are examining the structural components,such as walls, floors, and roofs, as well as plumbing and electrical rough-ins. Our inspectors will also check for proper installation of windows and exterior doors

A key area we look at during a pre-drywall inspection is the proper installation of house wrap (weather-resistant barrier) and flashings. It is difficult to inspect for this after the exterior cladding or siding is administered, so our inspectors must check it at this stage of the construction.

Final Inspection

Our inspectors will additionally perform a final inspection as part of the new construction inspection, that is typically set up two or three days before the final walkthrough with your builder. This is to help catch any final mistakes or issues before finishing and closing the construction project. Some of the most common issues we encounter during this inspection are improperly installed exterior sidings and trims, poor grading, insufficient attic insulation, and safety issues.

11-Month Warranty Inspection

An 11-month warranty inspection is performed before the 12 month builder warranty expires, and may be considered one of the most important inspections for a newly constructed home. This 11-month warranty inspection is a great opportunity to evaluate the home after living in it for a year, and to report any potential problems to your builder before the warranty expires. This 11-month warranty inspection essentially provides the homeowner with a list of items that would need attention from the builder.
