What Happens During a Home Inspection?

Our general home inspections are designed to educate and inform you about the condition of your new home. We follow a comprehensive, top-to-bottom approach—evaluating all major systems, including the roof, structure, plumbing, electrical, and HVAC.

As state-licensed professionals, we adhere to the Ohio Home Inspector Standards of Practice and Canons of Ethics.

Do I Need to Be There for the Inspection?

Inspections typically take 2 to 4 hours. We strongly encourage you to attend—it’s a valuable chance to walk through the home with your inspector, ask questions, and better understand the property.

If you can’t attend the full inspection, try to arrive near the end for a summary review. Your inspector will go over key findings and provide a color-coded digital report the same day. This easy-to-read report helps you identify and prioritize potential repairs.

What Will the Inspection Report Show?

No home is perfect. Even brand-new homes can have minor issues or maintenance needs. With over 20,000 inspections under our belt, we’ve yet to find a “perfect” house!
