Our mold inspection service is designed for homeowners who want to understand what’s happening before making decisions about repairs or remediation. We do not perform mold removal services. That means our role is to provide an independent evaluation focused on identifying conditions and likely causes — not selling cleanup work.

Our Mold Assessment Process

1. Schedule Your Mold Assessment

Contact our office to schedule a convenient appointment. We’ll explain what the inspection includes and answer any initial questions.

2. Complete a Short Pre-Visit Survey

Before we arrive, you’ll complete a brief questionnaire outlining your concerns, including:

  • Past leaks or water issues
  • Areas of staining or discoloration
  • Odors or humidity concerns
  • Recent repairs

This allows us to focus the inspection on areas that matter most to you.

3. On-Site Mold Assessment

The inspection is primarily visual and non-invasive. We do not damage finishes or open walls as part of a standard inspection.

We evaluate accessible areas of the home, which may include:

  • Living areas
  • Basements and crawlspaces
  • Attics (when accessible)
  • Bathrooms, kitchens, and laundry areas
  • HVAC components
  • Around windows, exterior walls, and plumbing fixtures

We use moisture meters, humidistats, and thermal imaging cameras to help identify elevated moisture conditions. These tools assist in locating areas that may require closer evaluation, but they do not allow us to see inside concealed spaces.

Most inspections take approximately 60–90 minutes, depending on the size and condition of the home.

When Invasive Inspection May Be Recommended

If conditions suggest that moisture damage or mold growth may be concealed behind walls or ceilings, an invasive inspection known as Bulk Mold Testing may be recommended.

This process involves carefully removing a small, targeted section of drywall or finish material to directly evaluate the suspected area. In some cases, material samples may also be collected for laboratory analysis.

Important considerations:

  • Invasive inspection is only performed with the property owner’s written permission.
  • It is never conducted without clear approval while we are on-site.
  • We will explain the concern, the suspected risk, and exactly what the process involves before proceeding.

If invasive access is authorized, any required repairs, patching, or reconstruction must be completed by a qualified contractor. Restoration work is not included as part of the mold assessment service.

Identifying Causes — Not Just Symptoms

Mold growth is the result of moisture. The most important step toward long-term improvement is identifying what allowed the condition to develop.

Your Written Report

Within 24 hours, you’ll receive a clear digital report that includes:

  • Photographs and thermal images (when applicable)
  • Documented moisture readings
  • Explanation of observed conditions
  • Identification of likely moisture contributors
  • Practical recommendations and next steps

We review findings with you during the inspection and remain available for follow-up questions after you’ve had time to review the report.

The report is written in straightforward language and designed to be easy to understand.

Optional Mold Testing

In some cases, sampling may provide helpful documentation or clarification. Testing is optional and performed only if you choose to proceed. Sampling procedures follow guidance provided by the laboratory and incorporate practices outlined by ECAN, the organization through which we are certified.

Airborne Mold Testing

This method evaluates the mold spores present in the air inside the home — the air being breathed within the living space. Using a calibrated air pump, we collect samples from main living areas, sleeping areas, wall cavities when accessible, and sometimes ductwork, along with an outdoor control sample for proper comparison. Results include a detailed laboratory report outlining spore counts, identified fungal types, and descriptions of each mold category, including typical growth conditions, allergy potential, disease potential, and toxin potential.

Mold Swab Testing

When a mold-like substance is visible, we can take a direct sample of the area. This is done either with a swab or by taking an actual sample of the material (most commonly drywall). Samples are overnighted to an independent laboratory for professional analysis and identification. Samples are analyzed by an accredited third-party laboratory. Once results are available, you will receive a detailed digital lab report, along with clear written explanations to help you understand what the findings mean for your home.

Post-Remediation Verification

If remediation work is performed, we recommend a follow-up inspection as mold most remediators do not perform post remediation testing.

Post-remediation verification helps confirm that:

  • The work appears properly completed
  • Moisture conditions have been addressed
  • Follow-up testing (if requested) supports acceptable conditions

Because we do not perform remediation services, our evaluation remains independent.
