Our home inspections are incredibly thorough and usually take between 2 to 4 hours to complete. At the end of the home inspection, your home inspector will review and summarize their findings with you and organize them into an easy-to-understand and color-coded digital report to help you prioritize potential repairs.

  • A/C System Operation – our inspectors are looking for temperature differential to ensure proper operatiion

  • Bathroom fan venting – We often see bathroom fans venting directly into the attic. This leads to excess moisture in the attic which can cause mold growth and lead to damage of the insulation and framing. Bath fans need to be exhausted to the exterior of the home.
  • Insulation & insulation depth – it is recommended that homes today have 14 – 18 inches of insulation to maintain efficiency

  • Electrical panel boxes – we remove the covers and inspect the inside of the panels. We are looking at the wiring, breakers and fuses.
  • Service – we inspect the electrical service as it enters the home, through the meter, and to the main electrical panel

    • 120 VAC branch circuits (this powers your electrical outlets and lighting)
    • 240 VAC branch (this powers the AC, stove, clothes dryer, water heater)
  • Conductor Type – copper, aluminum, & knob-and-tube wiring
  • Ground – older homes often have a two-wire system. Today, we use three-wire systems which incorporate a ground wire for added safety.

  • Proper flashings – missing kick-out flashings are a common issue we see on homes which can cause moisture damage and even structural issues.
  • Roof penetrations – plumbing vents, electrical masts, skylights, & attic ventilation
  • Roof Drainage System – gutters, downspouts, & leader/extensions
  • Chimney chase tops and crowns, flue caps, & chimney flashing
